Many investors are concerned about the impact that property management will have on their busy lives. For two very distinct reasons, Menlo Gate’s model is fundamentally different from other real estate investment firms that offer “shares” in Real Estate Investment Trusts (“REIT’s”) or Funds (“REIF’s”). First, Menlo Gate’s properties are local , thus giving the investor the ability to actually see and touch their investments. Second, Menlo Gate’s investments are single-offering investments with a set limit of investors per offering. As such, once a group of investors are placed for a property, no other shares or interests will be sold for that property.
Menlo Gate’s investment model is simple: Six investors constitute an “offering group.” Once an offering group is completed, a property is purchased and managed for that group for seven years. At the end of seven years, the property is sold and the profits are distributed to the group’s investors.
